This urban regeneration project proposes the development of railway land to the south of a listed railway viaduct and includes an under-utilised housing estate road forming the northern boundary to the Bancroft Housing Estate in Bethnal Green, East London. The linear nature of the site dictates a largely single aspect approach to the housing element, away from the railway noise source onto the area of public open space to the south. Existing railway arch business use space is retained and extended at ground level and the proposal includes the introduction of a community centre to serve the local neighbourhood. The site extends from Malcom Street in the west to Rickman Street at the western end. The proposal rises in height from three to eight stories respecting the adjacent scale and grain of the estate housing to the south. At the eastern end of the site courtyard family housing is introduced to generate a high proportion of affordable rented units in the overall housing mix. The taller blocks are used to house smaller shared ownership and sale units within the mixed tenure scheme. A total of 68 houses and flats are proposed generating 237 Habitable Rooms.
